The residential building constructed in 1906 in Düsseldorf-Flingern underwent a comprehensive refurbishment and was carefully adapted to meet today’s technical, energy-related, and residential requirements. The aim was to preserve the historic building fabric while ensuring the long-term usability of the property.

During the apartment renovations, demolition works revealed previously only provisionally repaired damage caused by a bomb impact during the Second World War. These unexpected existing conditions required a flexible response throughout the ongoing planning and construction process. The originally compartmentalized floor plans were opened up through targeted wall openings and adapted to contemporary living needs. Implementation was carried out in close coordination with the individual apartment owners and, thanks to a well-coordinated project team, could be realized efficiently in terms of both cost and time.

The façade refurbishment included the professional repair of deep settlement-related cracks as well as the restoration of the façade relief. A new coat of paint in the original color scheme reinstates the building’s historic appearance.

A key focus of the project was the energy-efficient roof renovation in accordance with the current German Building Energy Act (GEG). Through a new structural build-up and modern insulation of the roof surfaces, the thermal envelope of the building was sustainably improved. The measure was implemented with support from the SAGA funding program, whose requirements were integrated into the planning process at an early stage, enabling an economical and smooth execution.
