
Kap Akritas
House Kap A is located on the west coast of the Peloponnese in Greece, perched on a rocky plateau 280 meters above sea level. With breathtaking panoramic views of the sea and surrounding landscape, the house sits within a nature reserve, surrounded by 150 olive trees. The ensemble consists of a main house and a slightly offset guest house, both aligned parallel to the coast to maximize sea views. Terraces, oriented in different directions, allow for full-day use of the outdoor spaces, while a surrounding pergola provides shade. The architecture blends subtly into the topography through terracing, so that the buildings appear mostly single-story in the landscape. Garage and technical rooms are housed underground near the driveway. The architecture is minimalist and linear, contrasting harmoniously with the vibrant, diverse natural surroundings. Spacious living and dining areas open through floor-to-ceiling windows onto the west-facing terrace with sea views, while the master bedroom and two guest rooms offer unique views of the landscape. The guest house also features a 35 sqm roof terrace, offering sweeping views over the olive groves. Kap A was built with earthquake-resistant reinforced concrete and features white plastered surfaces. A wooden pergola with reed mats provides shade, while windows and doors made of aluminum ensure durability against the salty air. Natural stone floors extend seamlessly from the interior to the exterior, with cantilevered terraces expanding the usable space without further sealing the landscape. Photovoltaic and solar thermal systems enable energy self-sufficiency, and collected rainwater in cisterns is used for irrigation. The construction followed traditional Greek building techniques, modernized for contemporary living. Local craftsmen were involved in the process, ensuring a respectful interaction with the environment, such as transplanting olive trees and reusing excavated rock for terracing. Kap A is a modern interpretation of Greek architecture that integrates harmoniously with its natural surroundings.
