The urban design concept is inspired by the existing Ernst May Settlement with its characteristic north-south row development. The new plan focuses on a careful extension of the existing structure along a honeycomb pattern. Key elements, such as the „grove,“ the „hill,“ and the natural landscape, will largely be preserved. Two new building volumes are integrated into the topography, maintaining east-west ventilation axes and creating both lively and quiet spaces. A central square connects the existing and new buildings, with the neighborhood opening towards Ernst-von-Harnack-Straße through an open portal. The new five- to six-story buildings offer a flexible housing mix with access via corridor balconies and niches for loggias on both sides, providing seating areas facing either lively or quiet spaces. Usable rooftop areas are reserved for residents, while non-usable spaces will be greened and equipped with photovoltaic systems. 97 subsidized apartments, 86 privately financed units, and 10 short-term accommodations are planned. The open space concept includes three central typologies: the „eastern wilderness“ with a natural character, the lively central area, and the green slope to the west. A barrier-free east-west connection provides access to the neighborhood and creates programmable open spaces, which can be used for play, relaxation, and social interaction. The preservation of the ecological zone is enhanced through minimally invasive pathways and the use of rainwater to create a seasonally wet biotope. Parking areas will be developed into neighborhood garages over time, relieving the area of static traffic and contributing to ecological enhancement through greening. Mobility hubs in the basements provide modern, climate-friendly solutions. The existing building will be partially deconstructed, materials will be recycled, and 36 cluster housing units will be created on the upper floors. A daycare center and a multifunctional market hall for residents will also be included. The design combines compact construction, resource-saving infrastructure, and sustainable rainwater management to create a vibrant and integrative „urban village.“
